How John Works

The Corritore Approach

Successful retail environments rarely happen by accident.

They emerge from a clear identity, a balanced tenant ecosystem, and a place people genuinely want to spend time.

Four questions shape every project.

Before a single lease is signed, John works through what the place should become, how people will use it, which tenants support it and what keeps it relevant.

Opening day is the beginning.

The real test of a place is whether people are still coming back in year ten.

From first sketch to stabilization.

01

Predevelopment

Before the site plan is final, John tests the site, the market and the concept: who the place should serve, what it should become known for and which uses the trade area will support.

02

He builds the tenant plan around that identity, choosing anchors, restaurants and local operators that reinforce one another and placing each where it draws traffic to the next.

03

Leasing

John negotiates the deals himself and holds every tenant to the project’s storefront, lighting and design standards, so the finished place matches the plan.

04

Opening

He sequences openings so the place launches with energy, not a scattering of dark storefronts.

05

After Opening

The work continues: replacing tenants who no longer fit, adjusting the mix as the market shifts and keeping the place relevant through stabilization, refinancing or sale.
